Scopes

Architectural design for a building using two adjacent plots of 426 m2 and 282 m2 respectively. Initially, the urban classification of both plots was studied, seeking maximum use of the land for the design.

 

A Mixed Use design was carried out with 8 levels distributed as follows: 1 parking level on level -2, 2 Commercial Floors on the street level and level -1, 6 levels of Apartments and a Roof garden level with an area of amenities and specific area for common services.

Project challenges

On the 426 m2 property there was already a 6-story building about 80 years old, which does not adapt to the Structural Regulations for construction in Mexico. The possible reinforcements and modifications due to cost in an 80-year-old building with its life cycle already completed, caused PSP to recommend its demolition and the design and construction of a new building.

 

On the other hand, when carrying out the topographic survey of the PSP properties, it detected that an adjacent building had an offset (possibly due to the effect of earthquakes) of 35 cm, well above what is allowed by the standard. The client was recommended to initiate a procedure with Seduvi for the report, complaint and taking corrective measures. In any case, to safeguard the interests of our client's property.
